How Kenyan stamp duty works

Stamp duty is charged on the value of the property at 4% in urban areas (within municipal boundaries) and 2% in rural areas. KRA uses the higher of the sale consideration or the government valuation.

It must be paid before the transfer is registered at the Lands Registry. First-time owner-occupier buyers on affordable housing programmes may qualify for exemptions.
